OUR HISTORY In 1983, a new corporation, Green Hills Company of Ames, was organized by three private developers (Sandage, Story Construction and Bliss brothers). The Foundation agreed to sell the land on agreement to the corporation. The corporation arranged financing through United Federal Savings Bank (UFSB). Ground breaking was held July 8, 1985. The first residents moved into a town home in February, 1986. The mid-rise opened November, 1986. The 18-bed health care center opened in January, 1987. The ISU Foundation arranged to have Life Care Services come in as new managers for the project in December, 1987. New corporations (University Retirement Corporation [URC] and Green Hills Residents' Association [GHRA]) were formed in January 1988. An expansion was started on the health care center, increasing the beds from 18 to 40. The expansion was completed in August, 1989.
Current Facts - Approximately 80% of all residents have some association with Iowa State University.

- The average age of our residents when they move in is 75. The overall average age of residents is 83.
GREEN HILLS FACT SHEET The Project Site: Thirty acres located on a rise at the southwest corner of Highway 30 and Elwood Drive. A wooded area and the Gateway Center border the community across Green Hills Drive. Iowa State University’s campus with its concert hall, theater, and sports complex are minutes north of Green Hills.
Available: 59 condominiums in an eight story mid-rise and 80 brick town homes with garages, both completed with top grade appliances. The on-site Health Care Center is a 40 bed licensed nursing facility.
The People Sponsor/Owner: Residents hold title to their own units and share in ownership of common areas.
Professional Manager: Life Care Services, LLC, of Des Moines, Iowa, has planned, developed, or managed over 180 retirement communities throughout the United States for more than four decades with a record of success unmatched in the industry.
The Plan Equity-ownership: Residents own their units, which have a potential appreciation in value.
Continuing Care: The Health Care Center is added security when necessary and for as long as it is needed. Available professional services: nursing care, 24-hour a day direct supervision by registered and licensed practical nurses, nurses emergency call system, on-call medical director, consulting registered dietician, full-time activity director, physical, occupational, and speech therapies and monthly podiatry care. Additional services: personal telephone, cable television, personal laundry service, transportation, barber and beauty shop.
