 ESTIMATOR

1.0 INTRODUCTION

1.1 The purpose of this standard procedure is to establish and define the functional role, requirements, reporting relationships, authority, responsibilities, and measurements of performance of the Estimator of Appletech Construction, Inc.

2.0 FUNCTIONAL ROLE

2.1 The primary function of the Estimator is to prepare both residential and commercial estimates. Estimators are responsible for evaluating bid specifications and drawings, knowing everything to successfully bid and win the project. Estimators must aggressively follow up with subcontractors to ensure that bids are received. Estimators work with the Projects Managers to follow up up on bids and budgets to close the business.

3.0 REQUIREMENTS

3.1 Education Required: High school diploma
Preferred: College level business and construction classes or B.A. Construction Management or related field.

3.2 Experience Preferred: Three or more years experience as an Estimator in the construction industry.

3.3 Skill, Knowledge, Abilities
Knowledge of the principles of project design and administration. Ability to communicate well, both in writing and verbally. Ability to organize, plan, and direct staff, as applicable, and workload to successful completion. Above average interpersonal skills. Excellent overall management skills. Estimating software experience. Ability to accurately estimate all components of a project.

3.4 Mental
Ability to sustain sharpness and professional bearing, to foster a positive business image during occasional high stress conditions. Requires application of analytical and reasoning skills in the construction field.

3.5 Physical
Body positions: Standing, sitting, walking, reaching, bending, and kneeling. Vision: Sufficiently corrected vision for reading written documentation. Must be able to hear adequately with correction.

3.6 Working Conditions
Work occurs in office environment and occasionally on construction site.

4.0 REPORTING RELATIONSHIPS

4.1 The Estimator reports to the Commercial Estimator/PM of the company.


5.0 AUTHORITY

5.1 The Estimator has the authority to prepare all assigned projects, subject only to the limitations issued by the President, Commerical Estimator/PM, the company’s Employee Handbook, OSHA requirements, city/county code requirements and good management practices.


6.0 RESPONSIBILITIES

6.1 Prepares and maintains status of plan reproduction and addendums.
6.2 Solicits and maintains communication with subcontractors and vendors
6.3 Prepares subcontractor bid packages
6.4 Transmits addenda and other bid information to subcontractors
6.5 Ensures that proper coverage from subcontractors has been obtained on bid day
6.6 Contacts supply houses to obtain additional material bids
6.7 Shows creativity and resourcefulness to gain better pricing from subcontractors
6.8 Submits 100% of bids and budgets by the bid deadline, after having bid reviewed prior by Commercial Estimator/PM
6.9 Enters all relevant information into the Estimating software
6.10 Reviews bid requirements thoroughly and asks follow up questions on every bid
6.11 Has a thorough understanding of the scope for specific trades assigned
6.12 Develops RFI’s and clarifications, then ensures adequate subcontractor coverage and shows interest
6.13 Performs a comprehensive bid day analysis and scoping of specific assigned trades
6.14 Appropriately fits subcontractors to the size/scope of project
6.15 Creates bid lists that fit scope of job
6.16 Minimizes exclusions
6.17 Includes value-engineering ideas
6.18 Consistently follows up on submitted bids and budgets
6.19 Properly turns over bid documents and sub buyout information to the Project Manager in a timely manner
6.20 Reviews job and costs with Project Manager at hand off
6.21 Ensures that subcontractors are aware of (and committed to) the project shedules
6.22 Seeks and qualifies new subcontractors
6.23 Holds subcontractors to the same standards as Appletech holds its employees
6.24 Handles all client/subcontractor interactions in a manner designed to build a long-term relationship
6.25 Researches/maintains technological excellence in the work environment
6.26 Develops creative solutions to problems
6.27 Identifies creative ways to deliver additional profit
6.28 Completes all activities with a pride of ownership
6.29 Other related duties as required.

7.0 MEASURES OF PERFORMANCE.

7.1 Bids and Designs were accurate and complete and submitted on a timely basis.

7.2 There were no justified complaints because of inefficiency, lack of dependability or rudeness from employees, subcontractors, or customers.
