Job Description:
This position meets the business needs of the Corporation through effective management of corporate projects and real estate initiatives within the banking regions through effective analysis of specific information and criteria. Effective management of facility project both renovation and new construction to support the company’s capital improvement program from initiation through construction and closeout.

JOB ACCOUNTABILITIES
The following are essential job accountabilities:

1. Responsible for the management of multiple facility projects including determining time frames, budgets, staffing requirements, and allotment of available resources to various phases of a project. Projects will include high level Corporate initiatives in the areas of strategic and space planning, departmental relocations, new building development, cost reduction initiatives and support of the regional construction projects.*
2. Responsible for reviewing drawings and specifications of assigned projects to assure conformance with bank design specifications, building codes, governmental agency requirements. Working with City, State and independent developments to assure the Corporations needs and goals are meet and exceeded.
3. Participates on the management committees of collaborative projects. Will take the lead on all meetings in regards to new construction, projects or initiatives.
4. Will be responsible for all project development including defining scope of projects, specification development and contract terms and conditions.
5. Responsible for establishing cost estimates and developing schedules for the completion of projects. Works closely with the finance and executive staffs to assure project goals and scopes are understood and that all financial requirements are met.
6. Responsible to supervise, direct and coordinate activities of assigned project personnel to ensure that projects progress on schedule and within budget. Manages and directs all contracted personnel to assure that the scope and cost of the projects are met.
7. Responsible for the review of proposals/bids and to award contracts in accordance with established procedures. Responsible for the development of complex documents and projects specifications and the administration of all aspects of the projects.
8. Review new branch sites for egress, location, market value, environmental concerns and site conditions. Initiate Phase 1 and 2 investigations is site warrants.
9. Work with Marketing to develop an overview of site demographics, egress and traffic counts. Insures all Corporate and Bank requirements are met and exceeded.
10. Start dialog with developers and owners on purchase or lease criteria. Works in conjunction with the legal for the review of all leases and contracts.
11. Responsible for environmental assessments and condition reports in conjunction with due diligence.
12. Works closely with Director of Internal Services, Legal and Executive management.
13. Perform other related duties as assigned or requested.

To qualify, you should have a Bachelor's degree in architecture, structural Engineering/Construction with 5 years experience in project management or 5-7 years of documented Project /Real Estate Management experience.
