Facility Maintenance Coordinator: Plans, coordinates and manages building, grounds and infrastructure maintenance projects primarily involving use of outside contractors and technical support services. Duties include routine bid work (piping, mechanical / HVAC, painting, insulation, electrical, scaffolding, civil-dirt, concrete, structural, tank rebuilds/repairs) as well as other contract work such as NDT (non-destructive testing), PRV (pressure relief valve testing), cooling towers, roofing, landfill, mobile equipment, cleanup labor, landscaping, maintenance-related rental equipment.
KEY RESPONSIBILITIES:
Provide facility maintenance planning and project engineering in a fully integrated cellulose pulp mill. Develop scope and specifications for investment proposals involving facility improvement projects. Develop complete work packages with scope of work, equipment requirements, material requirements and all necessary safety documents such as lockout - tag out, job hazard analysis and safe work permits so that contractors and maintenance technicians will have the necessary information to efficiently complete the work. Work with purchasing to obtain bids, conduct value analysis and develop cost estimates. Initiate purchase requisitions and contracts for equipment, labor and materials. Coordinate and manage activities of contractors and support services involved in project execution. Assist in checkout and startup activities. Conduct post-completion audits of facility repair projects. Communicate with operations, maintenance and engineering staff to determine opportunities to add value to the facility. Exercise 10,000% compliance relative to environmental, safety, and business practices. Willingness to maintain strict adherence to safety rules and regulations, perform JSA''s and safety awareness. Willingness to work in a tobacco free environment. Willingness to sign a confidentiality agreement as condition of employment.
KNOWLEDGE & SKILLS:
Knowledge of contract requisitions, contract change requests, payment authorizations, work order planning and maintenance related metrics. Ability to work with and manage maintenance contractors and technical services. Ability to use economic thinking when evaluating alternatives/equipment/vendors/contractors. Effective written and verbal communication skills. Ability to handle multiple tasks and organize multiple priorities. Possess a sense of urgency and ability to motivate people in a positive manner to expedite projects.
REQUIRED:
High School Diploma or equivalent with 8+ years project management and planning experience in a large-scale manufacturing or industrial environment. Experience using Microsoft Office programs such as Word (to write business correspondence), Excel (for use of spreadsheets, reporting, simple formulas) and Outlook (for internal and external correspondence). Experience using a Computerized Maintenance Management System (CMMS).
PREFERRED:
Bachelors Degree or higher in Engineering, Construction Management or related technical field with 3+ years project management and planning experience in a large-scale manufacturing or industrial environment. Previous Pulp and Paper mill experience. Experience using Passport. Experience using Microsoft Project.
