JOB DESCRIPTION:

 

Under supervision, assist in the maintenance of the facilities functions, which includes maintenance of two buildings, security and fire/emergency management.  Perform daily inspection of the buildings, parking lots, building perimeters, heating plants and computer rooms.  Check for physical damage such as graffiti, burned out lights, and broken windows and ensure that the buildings are maintained at the proper climate.  Troubleshoot and make diagnostic evaluation of problems.  Assist in securing the buildings according to established procedures.  Monitor HVAC software program to ensure efficient operation.  Diagnose building problems; make appropriate repairs (paint, spackle, change lights, plumbing, etc.) Document maintenance, testing and repairs.  Conduct frequent walk-thru inspections of the roof and property for hazards, equipment failures and report immediately to ensure OSHA regulations are observed.  Perform monthly inspections of fire extinguishers; exit emergency lights and rooftop for rust and corrosion.  Ensure that fire safety precautions are observed, such as operable exits, fire extinguishers and emergency lights, etc.  Respond to Facilities Help Desk calls as requested.  Perform preventative maintenance on office equipment.  Maintain supplies in kitchens located throughout the buildings.  Assist in setting up for conferences and events.  Must be able to lift 75 lbsMust be on call 24 hours/day 7 days a week for emergency situations; and perform related duties as required.

 

MINIMUM REQUIREMENTS

 

EDUCATION / EXPERIENCE:

High School graduate; three (3) years of experience in the care and maintenance of a facility; experience in computer control HVAC building systems (Carrier Comfort Works, Trane, Robert Shaw Johnson); experience in the care and maintenance of boilers (Black Seal License a plus); minor electrical and plumbing experiences (licenses a plus). Licenses in any related discipline a plus.  Travel is required. Must have valid driver’s license in the State in which the person resides.

Requires independent, specialized expertise to meet the development, integration, implementation and execution of a broad range of technical facilities areas including, but not limited to painting, carpentry, mechanical, HVAC, plumbing and electrical. PC Skills required. 

 

SKILLS:

Knowledge of principles and practices of facilities management and general building maintenance procedures.

General knowledge of HVAC systems, organizational, follow-up and interpersonal skills.  Ability to communicate effectively orally and in writing and to listen actively.  Willingness to help and support others.  Ability to accurately enter and retrieve computer data. Ability to operate and maintain office machines. Ability to maintain records, reports and files. Ability to interpret information and make appropriate recommendations. Ability to accomplish multiple assignments simultaneously. Ability to prepare accurate, concise and informative reports. Ability to maintain positive work atmosphere in an appropriate manner of behavior, which ensures cooperation and effective communication with customers, clients, peers and management. Ability to be flexible in work schedule, if necessary. PC skills required.
