JOB DESCRIPTION:

Organize and maintain a project filing system to include contracts, plans, specifications, shop drawings, schedule of values, requisitions, change orders, construction schedule, extension of time, job meeting minutes, correspondence, etc.  Prioritize assignments to ensure site monitoring at critical phases of construction process.  Monitor construction at project site to ensure that work is in compliance with approved contract documents.  Submit Project Representative Construction Reports as required.  Review accuracy of contractors’ requisitions for payments and process promptly.  Participate in the preliminary and final punch lists in conjunction with the professional of record.  Assist in ensuring that items of project completion are submitted as established by contract documents.  Inspect buildings to investigate structural systems.  Perform related duties as necessary.  Most job duties are performed in a non-office environment in all types of weather conditions; extensive travel throughout New Jersey is required; will be required to access all areas of the developments which requires extensive walking and climbing of stairs, ladders and scaffolding.

MINIMUM REQUIREMENTS

EDUCATION / EXPERIENCE:

Two (2) year college degree;  plus five (5) years experience in multi-family construction; or an equivalent combination of education and experience that meets the required knowledge, skills and abilities.

SKILLS:

Knowledge of building construction methods and materials.  Ability to read and understand construction plans and specifications and investigate structural systems.  Ability to establish and maintain effective working relationships and to communicate effectively, orally, in writing and to listen actively.  Ability to maintain a positive work atmosphere in an appropriate manner of behavior that ensures cooperation and effective communication with customers, clients, peers and management.  

A valid driver’s license in the State in which the person resides is required.
