Job Summary:


Tulsa Company is looking for a Full-Time Mortgage Loan Processor. This is a Full-Time temporary position, but has the possibility to go temp to hire. The Mortgage Loan Processor is primarily responsible for receiving, processing, and computer input of information supplied on loan applications, assembling completed documentation files for submission to underwriters and maintaining customer/third-party referrers contact throughout this process.

Duties and Responsibilities:


  • Monitors and reconciles all incoming mail and/or alternate documentation for accuracy, making appropriate telephone calls to borrower or institutions for final verification. Inputs or validates all data in system and reviews for pricing discrepancies with initial loan application. Reviews all files in process for 30-day activity status. Updates any expired documents. Prepares file order and copies file for HELOC/TELOC loans. Hand types all documents for bond programs.

  • Completes final evaluation and analysis of completed application package and prepares file for approval. Responsible for assuring compliance with FHA/VA, FNMA and FHLMC underwriting guidelines. Prints all necessary forms and disclosures for loan submission. Reviews documents carefully. All documents to be placed in file order. All FHA files to be placed in direct endorsement file order and in case binder.

  • Requests loan documentation, credit reports, flood certifications, appraisals and mails verification forms; types labels for files, faxes set-up to title company. Conducts regular follow up with outside sources of outstanding documents. Tracks and inputs all HMDA data and reviews for accuracy. Receives and handles approximately 20-30 incoming status calls from buyers/realtors/builders/title companies.

  • Inputs FHA and VA appraisals into automated system, inclusive of detailed information for property. Faxes copy of appraisals and conditions to Realtor/builder. Inputs data in system for flood determination; prints and reviews certification. If additional review needed, processor to provide documentation & follow-up.

  • Inputs approval or declination information into computer system. Reviews underwriting conditions. Issues loan commitment letter and forwards to borrowers agent / builder. Responsible for reviewing conditions with borrower and obtaining conditions prior to closing loan. Prepares ECOA to send to customer if loan denied; informs borrowers, Realtors, builders and closer of status of loans.

  • Reviews and responds to monthly Adfitech reports. Processor to obtain file and documents, make corrections as needed. Written response required. Documents receipt of application fee checks. Logs all invoices and checks received on loans in process form. Reconciles prior to loan submission / busted file.

  • Maintains timely busted file procedures. Reviews files, reconciles L.I.P., prepares ECOA to be sent to customer and updates system. Reconciles loan status reports for proper status code.

Experience:


  • In-Depth knowledge of mortgage lending guidelines and regulations (FHA, VA Conventional, HLMC, FNMA and private investor)

  • In-Depth knowledge of mortgage loan underwriting criteria

  • Good interpersonal skills, and oral and written communication skills

  • Minimum of 5-6 years of mortgage loan processing experience, which should include 1-2 years prior operational support and/or loan documentation review experience in a mortgage lending institution or a real estate or title agency.

Supervisor Requirements:


The professional hired will not be responsible for the direct supervision of any staff.

Knowledge and Abilities:


  • Ability to perform complex mathematical calculations

  • Ability to operate PC and 10 key by touch

  • Ability to type 50-60 wpm

  • Ability to establish priorities, work independently, and proceed with objectives without supervision.

  • Ability to handle and resolve challenging problems.

Physical Requirements:


Physical requirements for positions include: arm and hand steadiness and finger dexterity enough to use a keyboard and telephone; occasional lifting up to 25 pounds; may be subject to walking, standing, sitting, and reaching; and vision, speech, and hearing sufficient to perform the essential tasks. Any physical restrictions should be discussed or noted within the interview process.
